Compare routes rather than straight-line distance
Make the journey from the actual property to your regular destinations. Winding roads, a final private track or village parking can change the experience considerably. If two people need separate daily journeys, test both. Check current transport timetables and alternatives before relying on one connection for school or work.
Understand the house through the seasons
Sun exposure, slope and ventilation vary from one property to another. Ask about winter heating, summer shade, moisture and roof condition. For a house used intermittently, decide who will check it after bad weather and maintain water systems, gardens and access. Establish a maintenance budget before comparing purchase prices.
Treat protected landscape and building rights separately
The Serra’s World Heritage status describes a cultural landscape; it is not a certificate of legality for an individual building. Compare the Land Registry, Cadastre, planning information and actual structures with independent advisers. Any proposed extension, change of use or pool needs its own assessment. The Orient listing, for example, explicitly states that its current status does not allow a new pool.
Choose a viewing that answers your priorities
Fornalutx offers a published estate with a pool and a substantial room count; Orient offers a stone house in a mountain setting. They illustrate different ways of owning in the Serra. Explain your year-round use, mobility needs and acceptable upkeep before requesting viewings. A detailed brief makes the comparison more useful than collecting photographs of unrelated properties.
Properties and local information
Use this checklist to prepare questions for your independent legal and technical advisers. The property's documents and current official decisions determine the position in each case.
