The last part of the journey matters
Walk from the available parking to the front door carrying what you would normally bring home. Check steps, slope, delivery access and how an elderly relative or young child would manage the route. For an estate, drive the actual entrance and confirm its access rights. A map pin rarely captures these practical differences.
Sun, moisture and the mountain setting
Visit at different times of day and ask about winter conditions. Inspect ventilation, signs of moisture, roof maintenance and heating. The relationship between the house, valley and surrounding slopes matters more than an attractive summer terrace photograph. Test internet and mobile reception inside the rooms where you would work.
Owning land is also maintaining it
Terraces, stone walls, trees, paths and water systems require an upkeep plan. Ask what work has been carried out recently and which contractors are available. Have an independent professional compare the actual buildings and uses with the property documentation. Do not assume that an outbuilding or terrace can be converted to residential accommodation.
Two separate offers at the same asking price
The public Fornalutx listing at €4.75 million is a 965 m² estate on approximately 20,000 m², with ten bedrooms, five bathrooms and a pool. The private enquiry plate between Sóller and Fornalutx is a different property: a three-storey house with stables, three bedrooms and 20,300 m² of land. Its photos are supplied on request. Specify which property you mean when asking for information.
