When I arrived in Campos

When I arrived in Mallorca, I did not know where Campos was. My former wife explained in the car that it was a small, peaceful town very close to Es Trenc, which she considered the most beautiful beach on the island.

That day we drove directly from the airport. I remember that Campos barely appeared on the road signs for much of the journey, and she made a joke about it.

Years later, that experience still helps me understand many new European residents living in Sóller, Fornalutx or Deià who ask me: ‘Where is Campos?’ My answer is simple: in southern Mallorca, towards Santanyí, with convenient connections to Palma and the airport and only a short distance from some of the island’s finest beaches.

The question is not which place is more beautiful

As a real estate adviser, I believe that choosing an area should not depend solely on a photograph, one week’s holiday or a visit made in August.

Before recommending a property, I try to understand what the buyer’s real life will look like:

• Whether they will live in Mallorca throughout the year or only for certain months.
• How often they will need to travel.
• Whether they want to be close to Palma, the airport or the sea.
• How important privacy, services and social life are to them.
• Whether they prefer to integrate into local life or maintain a mainly international environment.

There is no single correct answer. Some buyers seek an authentic relationship with a town, while others prioritise tranquillity, privacy and an exceptional property. What matters is that the choice is consistent with the way they wish to live.

What is it like to live in southern Mallorca throughout the year?

Campos is a living town twelve months of the year. It offers everyday services, shops, access to healthcare and practical connections with Palma, the airport and the rest of southern Mallorca.

Activity increases during the summer, especially near the coast, but the town’s daily life does not change completely. For people who work, travel frequently or intend to live permanently in Mallorca, this stability has real value.

The south also has a particularly open relationship with the landscape. Campos, Ses Salines, Santanyí, Sa Ràpita and Colònia de Sant Jordi bring together fields, broad horizons, rural lanes and a long coastline that includes Es Trenc, Ses Covetes and numerous coves.

From a real estate perspective, it is especially interesting for buyers seeking substantial estates, contemporary country homes, privacy, land or residential projects with space.

What does the Serra de Tramuntana offer?

The landscape of the Serra de Tramuntana is indisputably extraordinary. Sóller, Fornalutx and Deià bring together mountains, terraces, olive groves, orange trees, stone architecture and some of Mallorca’s most characterful properties.

On certain estates, the sense of privacy and connection with the landscape is difficult to find anywhere else on the island. For a buyer seeking a singular second residence, a historic house or a home integrated into the mountains, the Tramuntana can be an exceptional choice.

Its everyday reality should also be understood. Roads, terrain and parking require a different kind of planning. Between spring and autumn, the best-known villages receive many visitors, walkers and cultural activities. Services and shops are more limited than in other areas and some journeys can take longer. None of this diminishes its beauty. It is simply part of the reality of living behind the mountains.

The difference appears on a Monday in January

I often say that spending fifteen days on holiday in summer, with sun, a pool and a spectacular view, is one thing. Imagining a Monday in January at six in the evening, in the rain, is quite another. That exercise helps enormously.

In the south, flat terrain and direct connections make everyday journeys easier. In the Tramuntana, weather and roads have a greater presence in daily life. For someone who works from home or spends most of their time within the valley, this may matter very little. For someone who needs to travel constantly to Palma, it should be considered.

Mallorca does not cease to be beautiful in winter. It simply reveals another face — one that an intelligent buyer should also know before deciding where to live.

Who is southern Mallorca best suited to?

Southern Mallorca generally suits someone who:

• Wants to live on the island throughout the year.
• Travels frequently and values proximity to the airport.
• Seeks space, privacy and a rural property.
• Wants to enjoy the sea and nautical activities.
• Prefers straightforward connections with Palma and other municipalities.

Who is the Serra de Tramuntana best suited to?

The Serra de Tramuntana can be ideal for someone who:

• Seeks a genuinely singular landscape.
• Values historic houses and traditional architecture.
• Prefers mountains, walking routes and a life connected to the valley.
• Does not need to commute to Palma every day.
• Wants a second residence with personality and privacy.

My personal conclusion

I live and work in Campos throughout the year and, for my way of life, the south is more practical. I value its services, its proximity to the sea and the ease of reaching Palma or the airport.

However, I would recommend Sóller, Fornalutx or Deià to a buyer who values the landscape, architecture and unique character of the Tramuntana above everything else.

This is not about deciding which area wins. It is about understanding how each person wants to live when the holiday ends and everyday life begins.
